Pricing your Florida home in a slower market

The market decides your price. Your job is to decide how fast you find out what it is.

When inventory rises, pricing stops being a negotiation tactic and becomes a marketing decision. Buyers today have a search alert and a spreadsheet. If your number sits above the recent comparable sales, they simply don't come, and you learn what your home is worth by watching three weeks of silence.

I bring the comps and the current data: what actually sold nearby, what it sold for versus asking, how long it took, and how much of the inventory took a reduction. Then we pick a number that gets attention in the first two weeks, because that window generates the most showings you will ever get.

Overpricing has a compounding cost. Days on market accumulate, buyers assume something is wrong, and the eventual price after two reductions is usually below what a correct list price would have produced. Meanwhile you've carried the mortgage, taxes, and insurance for another two months.

None of this means leaving money behind. It means finding the real number early instead of paying to discover it slowly. Send me the address and I'll show you the comps I'd use.
