Home Valuation Disclaimer

A short, plain explanation of what the home value estimate on this site is and is not.

Not an appraisal

Any valuation provided through this site — whether an automated estimate or a comparative market analysis (CMA) prepared by hand — is an opinion of value from a licensed real estate associate. It is not a formal appraisal and is not prepared by a state-licensed or certified appraiser.

Lenders, courts, estates, and divorce proceedings generally require a formal appraisal. If you need one, ask and we will refer you to a licensed appraiser.

How the estimate is produced

A CMA relies on recent comparable sales, current market conditions in your specific area, and information about your property's size, age, features, and condition. Where we have not inspected the property in person, we depend on the details you provide and on public records.

Market conditions change

Values move. An estimate reflects conditions as of the date it was prepared and can change as inventory, interest rates, and buyer demand shift.

No guarantee of sale price

An estimate is not a promise, guarantee, or commitment regarding the price at which a property will sell, nor an offer to purchase. The final sale price is determined by what a buyer and seller agree to.
