Bird Key
Roughly 500 homes on one island between downtown Sarasota and St. Armands, and one of the tightest luxury submarkets on the coast. Almost every lot is on a canal or on Sarasota Bay with private dockage, sailboat-depth water and no bridges to the Gulf — which is why so much of what trades here is a teardown priced for its waterfront rather than its house. There's a private yacht club, one way on and off via John Ringling Parkway, and no commercial development, so anything you need is across the bridge in either direction. Listings are scarce, and when a bay-front comes up it moves on relationships as much as marketing.
